Calypso Tower 3 Pre-Construction Release

It has been almost 11 years since the last condo in Panama City Beach, Florida was under construction. Calypso Tower 3 is currently under construction and has opened reservations for its newest tower. Calypso Tower 1 and Tower 2 construction was completed in 2006 and is one of the top selling condos in Panama City Beach. I was one of the original pre-contruction owners at Tower 1 and Calypso is one of my favorite and best investment condos for my clients. As of this post, Calypso Tower 1 and 2 re-sale inventory is at a historic low due to it’s premier location in Panama City Beach next to Pier Park, with many of the units going under contract in less than 24 hours after hitting the market.

What is Calypso Tower 3?

Gulf Front Condo Inventory is at Record Lows in Panama City Beach

Panama City Beach had a condo development boom in 2004 to 2008. During this period we added some amazing condo projects like Calypso Towers, Grand Panama Beach Resort, Sunrise Beach, Splash and Aqua. The market was flooded with new condo inventory. When the real estate market crashed in 2007 we reached an all time high of condo inventory with and massive supply of short sales and foreclosures. After the oil spill in 2010 the market began its shift and gulf front condo inventory was quickly absorbed as high end new condos could be purchased below construction costs.

Gulf front condo inventory in Panama City Beach is at record lows and will it change anytime soon? The answer is NO and here is why:

No new condo projects since 2008 and no new inventory until 2018

With the real estate market crash all new gulf front condo development ceased after 2008. Many of the condo projects were halted at the foundation stage. Calypso Towers III has a foundation and construction is delayed for at least the next 3 years. The same is true with Emerald Beach Towers III and Beachscape on the west end of Panama City Beach. I am personally working with several condo developers and there are no plans to begin condo construction for a minimum of two years. The city of Panama City Beach has passed a new ordinance to extend existing development orders on existing condo developments allowing them to apply for 2, 3 and 4 year extensions with zoning concessions. What does this mean? The soonest a new condo will start construction will be 2016 and with a minimum of a two to three year build out we are looking at NO NEW GULF FRONT CONDO INVENTORY UNTIL 2018 TO 2019! This is creating a significant shortage of existing condo inventory and creating an increase in condo prices. With the growing popularity of Pier Park and Panama City Beach, gulf front rental rates are on a steady increase. Low interest rates and high rental income makes gulf front condos in Panama City Beach a very attractive investment property or second home.

12 months ago I would say that fixing up a listing to compete with a short sale or REO does not make financial sense. However, the distressed gulf front condo inventory is severely depleted and first impressions are finally making an impact with buyers. Condos that have been heavily rented can look worn and dingy. A fresh coat of paint, new linens and even a fresh set of couch covers make a HUGE difference in the appearance of the condo. Take out the old TVs and massive armoires that over power a bedroom or living room. Flat panel TVs were the greatest invention for square foot strapped condos!

Our team sells a lot of condos in Panama City Beach, 30A and Destin and we wanted to post some tips and strategies to buying a condo whether it is a gulf front condo, gulf view condo or a condo a few rows off the beach.

How do you envision yourself using your condo?

This is the most important question to ask yourself and will ultimately help guide you and our team to finding your dream condo. Is this purely an investment property or will this be your second home that you will frequently use? Oftentimes, the properties are bought with the intention to be purely an investment property for the first three to four years and then turn into a primary residence after retirement. There are many factors to look at when purchasing a condo for investment versus personal use and location and amenities have an important role in the decision process. For example, a condo one row back from the beach may have stellar gulf views and give a bit more solitude and privacy during the peak season. Being off the beach will likely have reduced rental income but will enable you to purchase a larger condo versus one directly on the gulf.

What is more important Cash Flow or long term ROI?

This is not as simple of an answer to find, however, it is extremely relevant to our current market condition. Gulf front condos in Panama City Beach are at historic lows and many are priced below new build construction costs. For example, if you can buy a 2 bedroom gulf front condo for 280K and to build that condo new would price it at 375K you can be assured to have long term equity in the property. Do you buy the bank owned condo for $250K with no rental history or buy the same unit with a history of 30K gross rental income for the past 4 years for $280K? Are amenities really important?

Amenities are really important if you are willing to pay for them. Amenities are expensive to build and are expensive to maintain, however they add significant value to your property and have a positive impact on rental income potential. A condo development or community with an extensive list of amenities does not always mean high home owner fees. Large condos such as Tidewater Beach are able to offer a luxury amenities and keep the HOA fees to a minimum due to the costs being spread across a larger owner base. Another important item to look at is the amenities themselves and how they will impact your use of the property. For example, if you are looking for a quiet condo to retire to, amenities conducive to families and young children may not be the best option for you.
